The transfer of an estate to the state when a person dies with no will and lawful heirs or title of property. Escheat helps to ensure that property has an established owner, which could be authorities or the state if no other claimants to ownership exist. Most authorities have regulations and their own laws as well as the conditions under which it may be invoked. Escheat is generally done on a revocable basis, meaning that possession of property or the estate would revert into a rightful heir should one turn up.
